WHY USE FBM RESIDENTIAL LETTINGS TO RENT A PROPERTY

We are a Letting Agency with nearly 180 years of experience and are qualified in helping you find your perfect home to rent.

Our experienced Residential Lettings team will guide you on your journey to secure a property that is suitable for your needs.

First you need to find a property that is suitable:

  • You will need to know what sort of property you are looking for
  • Your finances may dictate the area and size of property
  • Do you have pets or Children

Once a property is sought you will need to do the following:

Make an appointment with our experienced staff to view your particular choice of property.

If you like the property then you will have to complete an application form.  Everyone over the age of 18 has to fill out a form and produce two forms of ID.  A passport is needed with a photograph and one form of ID with name and address, i.e. utility bill.  Our staff will help with this process if you are not sure of anything.

Once we are in receipt of the application form and ID we take landlords instructions to proceed.  If landlord agrees we take an application fee of £120 (£100 plus VAT) per perso to cover the cost of administration fees of referencing checking and drawing up contracts.

We use an independent referencing company who will check employers, landlords and bank details.  You will be asked if you have any ccj’s as this will fail your checks.  The referencing company will also fail you if you are on zero hour contracts.  Again, this will be discussed with you prior to us taking our fee.

Once the reference checks are completed we again take landlords instructions to proceed as everything is subject to contract.  We will then have to organise an inventory before a date is set for contract signing.

An inventory is usually carried out by an independent inventory clerk and signed by the tenant once they are in the property to confirm that the document is correct.

Once a date is made for signing contracts you will need to come to the Pembroke office, pay your first months rent plus deposit.  A deposit is always a months rent plus an additional £100 so if your rent is £500 your deposit is £600 etc and the both figures would be payable.

Once contracts are signed and monies paid you will have hand over of keys and the property then becomes yours.
